Standards and Fees

Thank you for considering our community as your future home. As part of the application and leasing process, we want to ensure full transparency regarding potential fees.

Application fee per applicant: $75
Corporate Application Fee: $100
Corporate Occupant: $25 per occupant
Guarantor Application Fee: $75
Security Deposit/Holding Deposit: $250 refundable amount taken at applications, should be the standard refundable if denied or cancels within 3 business days
Security Deposit - Additional: $500 based on results of credit report
Security Deposit - Maximum: Equivalent to 1 months rent based on results of credit report
Administrative fee: $300 due at move in
Gate Access Fob: $75 per at move in
Valet Trash: $25 monthly
Pest Control: $3 monthly
Pet Fee at move-in non-refundable: $400 per pet
Monthly pet fee: Only one fee for 1 or 2 pets of $30.
Garage detached: $150 monthly
Garage attached: $200 monthly
Fob Fee: $75 per Fob at move in.
Fob Replacement Fee: $75
Storage - Small: $25
Storage - Medium: $50
Storage - Large: $75
Lock Change Fee: $75 for lock change, plus $25 per key
Package/Parcel Storage Fee: $3 per day if not picked up after 3 days
Recreational Vehicle Parking: $25 monthly
Water/Sewer/Common Electric: Varies monthly based on usage, billed in arrears by third party
Utility Billing One-Time Set up Fee: $30
Water/Sewer/Trash billing fee: $4.25 not to exceed $6 monthly
Utility Billing Fee - if not in resident's name: $25 plus cost of utility each month charged if not transferred to resident name.
Late Fee: Late fee of $200 is charged on the 6th.
NSF Fee: $35 plus applicable fees
Termination Fee: Equivalent to two-month base rent
Apartment Transfer Fee: A $250 security deposit is collected at time of request for transfer, this is refundable if denied or cancels within 3 business days.A $1,000 non-refundable transfer fee is paid at the time of move in to new unit.
Leaseholder Change Fee: $500
Liability Insurance if renter's insurance policy lapses: $13.22 (not to exceed $15 per month)

Pet Policy

Max 2 Allowed | Max weight 75 lb each | One time Fee $400

Rent $30

Comments: Only one nonrefundable fee for each pet of $400 due at move-in. Only one fee for 1 or 2 pets of $30 a month. Two pet limit, full-grown maximum weight of 75 lbs. for each pet. Dogs and cats are most welcome.

Restrictions: Pets must be house-broken and properly inoculated. Breed restrictions include but are not limited to: Akita, Husky, Chow, Pit Bull, Doberman Pinscher, Presa Canario, Elkhound, Rottweiler, German Shepherd, St. Bernard, Great Dane, Wolf Breeds.

The Juncture Apartments is a Non-Smoking Community and requires Renter's Insurance with a minimum coverage of $100,000 in liability coverage, $10,000 in personal property coverage.
